- How long current listings would take to sell at this pace
Edmonton's housing market eased slightly through September, which is normal for this time of year. Across the Greater Edmonton Area the average residential price was $466,080, down 0.8% from August and up 2.9% from September last year. The median price held steady at $435,000.
What has changed is the balance between buyers and sellers. 1,959 homes sold in September, about 10% fewer than a year ago, while new listings rose about 11% to 3,864. There were 8,047 homes for sale at the end of the month, compared to 6,911 a year ago.
Prices usually soften a little in the fall, and that is what we are seeing. If sales stay at this pace and inventory stays high, we will likely see more of a price correction. For buyers, that means more choice and more time to make a decision. For sellers, pricing well from the start and presenting your home at its best matter more than they did a year ago.
Many Albertans are following the October 19 referendum closely, and times like these can make big decisions feel a little heavier. Whatever your view, my goal stays the same: clear information and honest advice, so you can make the right move for your family on your own timeline.
